Mutual Housing California runs a lottery for all new housing developments to ensure fair access to housing for our applicants.

Adelante, a Mutual Housing Community is a 38-unit community for families. All units are governed and made affordable by the Low-Income Housing Tax Credit program.

Adelante is located at 2050 – 5th Street, Davis, CA 95616 and consists of 15 – 1 bedroom, 12 – 2 bedrooms, 10 – 3 bedrooms and 1 – 2 bedroom manager’s unit.

Adelante will be opening in early January 2022.

Entering the Lottery

Applications for the Adelante lottery waitlist are accepted online only. Complete the online application starting September 15th, 2021, at 10am thru September 30th, 2021 at 7:30pm.

Applications will be reviewed during the application period for a preliminary review of meeting the minimum income requirement and not exceeding the income limits from information provided on the application prior to being placed in the lottery. Qualifying applications received by September 30th, 2021, at 7:30pm will be included in the lottery. This process will result in the formation of the initial waiting list for the property.

  • The head of household must be 18 years of age or older at the time of application
  • Enter all requested household information as accurately as possible for all Household members
  • Online applications will be date and time stamp upon submission

To be entered in the lottery, applicants must complete the online application during the advertised lottery application period. Please note that submitting an application through the lottery does not guarantee a unit or a spot on the waiting list. Households submitting an application for the lottery will be pre-screened for completeness of application, income eligibility, and other eligibility criteria. Eligible applicants will be notified in writing regarding status and of any further information deemed necessary.

Late and/or incomplete applications will not be considered for the lottery.

Lottery Process

After the lottery application period ends, applicants will be sorted using a random number generator and listed in the order drawn. Units are then matched by proceeding down the list to the first household on the list that is appropriate size for the unit available according to the appropriate-unit-size criteria established for the lottery. Applicants will be notified when their name is selected from the randomized list.

Application Process

Once an applicant is selected, they will have 15 days to respond and complete the full move in application. The household must successfully complete the application process to be awarded a unit.

The application process includes income and asset verification, credit check, and background check for all members of the household 18 years of age and older.

This process continues until all available units have been assigned to appropriately sized and eligible applicant households.

Waiting List

Households that were not awarded a unit will be placed on a waiting list in the order generated by the lottery. As units become available, Mutual Housing will proceed down the list matching the first household on the list that is appropriate size for the unit available. This process will continue until there are no more qualifying households.
